Summary of Rental Qualifications and Application Process
Required Information
Government issued ID, 2 most recent pay stubs (or 2 years tax returns if self-employed), pet photo taken with applicant (if applicable). All applicants with pets or service animals will be required to have the pet screened. Applications are not complete until this has been complied with: https://timberline.petscreening.com
Landlord contact info for last 3 years. All adults aged 18+ must apply & pay a $50 application fee.
Roommates/Unrelated Applicants
In the event of multiple parties applying as a group, no more than 2 incomes may be combined to meet the minimum income requirement of at least 3 times the monthly rent in gross monthly income. Additionally, the advertised rental rate may not apply to by-the-bed rentals of this nature and will be adjusted accordingly, up to 25% more than the advertised rental rate, at the sole discretion of Timberline Property Management.
Security Deposits and Admin Fees
Applicants with better credit and references will generally be approved at a security deposit of 1 months rent. Applicants with combined credit scores below 700 and references may still be approved at up to double the normal security deposit subject to the Risk Mitigation Fee Schedule.

- 650-699 $15/mo per occurrence
- 600-649 $25/mo per occurrence
- 550-599 $35/mo per occurrence
Common Reasons to be Declined
Incomplete applications (not considered complete until a separate application has been received for all adults over the age of 18 AND the pet screening has been completed), evictions, collections from landlords, credit score below 550, insufficient income, unsatisfactory references, non-discharged bankruptcies, unqualified occupants, pets (no aggressive breeds allowed), vehicles and/or move in dates too far in future can also be a reason for a declined application. Within the last 7 years, any felonies of illegal manufacture or distribution of a controlled substance, felonies resulting in bodily harm or intentional damage or destruction of property for example, “arson”. Any sexual related offenses for any time period. Additionally, if we are unable to obtain a credit score the application will be denied.
TENANT LIABILITY INSURANCE is mandatory for all Leases and Renewals.
