Am I required to make my property available to Section 8?
Colorado recently passed landlord legislation that makes it illegal to discriminate on the basis of source of income. This includes housing vouchers through Section 8 participants. -
Are you licensed?
Property Managers in Colorado are required to have an active real estate license. Our Property Managers are licensed REALTORS in the state of Colorado. -
Can I reach you after hours?
You will have the ability to text or call your manager directly. If it is after hours, texts are preferred and if the nature of the inquiry is urgent, it will be responded to even after normal business hours. -
Can you put the money directly into my account?
Owners have the ability to make owner contributions to their operating accounts at anytime through the owner portal and rental proceeds will be deposited directly into your account each month. -
Do I get to see the lease or sign it?
Once the lease is signed a copy will be shared with you in the owner portal upon request. As your leasing agent, we will execute the lease on your behalf -
Do you sell real estate too?
Yes, we are able to sell your property once you are no longer interested in keeping it as a rental and offer a client loyalty program that will save you thousands in commissions at the time of the sale. -
How and when do I get my checks?
Rental proceeds are typically deposited into owner accounts on the 5th of each month. This is the fastest in the industry. -
How is rent collection handled?
Tenants are required to pay their rent online each month on the 1st and it is considered late if not received by the end of the day on the 2nd. -
How long of a lease do you sign?
Generally, our leases are a minimum of one year but we have several longer leases that can be executed if the property owner authorizes us to do so. We have military leases that can be as long as 4 years. -
How much security deposit do you charge the tenant?
Generally, the equivalent of one month rent based on a favorable credit score. If there is a lower score we will charge more to protect the owner and offset the added risk. -
How soon can you start managing my property?
We are ready to go whenever you are and can make this very simple for you. Whether you are hiring a management company for the first time or switching management companies, we will coordinate the process for you and make it simple. -
What type of properties do you manage?
Primarily, we manage single family properties, condos, and townhomes throughout the area. We do not offer HOA management or multi-unit complexes. -
What type of reports do I get and how often?
Your monthly statement will include a breakdown of all income and expenses for the period as well as copies of supporting documentation for all transactions. -
Who holds the tenant security deposit?
Timberline Property Management holds all security deposit proceeds in accordance with the Colorado Real Estate Commission trust accounting standards and all applicable state laws. We do not allow property owners to hold security deposit proceeds….leave that to the experts so that we all stay out of trouble and in full compliance. -
How often will you inspect my property?
We inspect every property we manage a minimum of 3 times every year. Our mid lease inspection includes 360 degree images of every room of the home as well as the yards so that you can see for yourself that your property is being taken care of. -
